Workplace Experience - Encompasses the comprehensive onsite workplace experience, how people interact with the workplace, on and off-site events and our overall location strategy. Departments include Events, Real Estate Strategy, Real Estate Development and On-Site Solutions, which is comprised of Document Management, Facilities, Ground Transportation and Hospitality.
Spend Management - Encompasses the functions responsible for managing all aspects of the firm's spend with third parties -- advising commercial agreements, managing third party and payment risk and driving operating efficiency. Departments include Product Finance, Strategic Sourcing, Third Party Governance, Procure to Pay, Integrated Travel and Expense and Infrastructure and Transformation.
CWS Engineering - Aligns several engineering functions focused on collaboration and productivity tools. Departments include Digital Workplace, Client and Production Engineering, Corporate Engineering , Spend, Data and Automation, Windows Engineering and Product Success and Delivery Engineering.
Office of Global Security (OGS) - Protects the people and assets of Goldman Sachs to ensure a safe and secure environment. Assesses risk to enable the delivery of effective security, fire and life safety protocols and leads crisis management preparation, implementation and recovery processes. Includes Physical Security & Investigations, Executive Protection, Fire Safety and Crisis Management.
Divisional Management (COO) - Aligns division-wide functions to drive strategic cohesiveness, consistency and efficiency. Departments include Business Unit Management, Communications and User Engagement, Risk, Acquisition Integrations and Environmental, Social & Governance.
OUR IMPACT
The Corporate Real Estate Strategy team is part of the Corporate and Workplace Solutions (CWS) Workplace Experience pillar that sets the stage for how our people interact with the workplace, on and off-site events and our overall location strategy. The Americas Real Estate Strategy team, comprised of Workplace Planning and Transaction Management, is responsible for managing the firm’s corporate real estate portfolio in the Americas. This includes developing strategies to acquire or dispose of space, match the Firm’s headcount growth with appropriate space to meet demand and manage day-to-day leasing issues.
HOW YOU WILL FULFILL YOUR POTENTIAL
The Real Estate Strategy Senior Analyst will assist in the management of the effective operation of all real estate related issues supporting activities associated with strategic planning, financial management and internal client project requirements.
Planning
- To facilitate discussion of space requirements with business units including headcount projections, strategy, required adjacencies, resiliency and other requirements, etc.
- To support in the development of executable plans or restacks to support the business needs, corporate objectives and initiatives as well as improve business productivity and employee sentiment.
- To work closely with internal colleagues across Product Finance, Capital Management, Real Estate Development, Project Controls, Facility Management, and others to solve real estate requirements including the budgeting, scheduling and execution teams.
- Ensure internal colleagues are posted are posted on upcoming projects, strategies underway, approval coordination, and next steps to ensure approved projects are transitioned and executed upon
- To develop client presentations that clearly articulate a real estate strategy and assist in the preparation of financial analysis and scenario analysis of occupancy related projects.
- Ensure data integrity in key client presentations and project management system, PMWeb.
- Facilitate planning workflow in PMWeb.
- Deliver a range of analysis activities - data extraction, analysis, and recommendations in excel and Tableau.
Transaction Management
- Portfolio Management - Maintain look-ahead of lease critical dates and associated decision making required to action those dates in an appropriate timeline.
- Portfolio Management - Maintain location or market specific real estate strategy for all Americas sites.
- Support activities associated with acquiring or disposing of space including broker engagement, property searches, lease negotiation and legal preparation together with project management, budgeting and financial control.
- To administer and maintain all Americas lease agreements ensuring changes are properly negotiated, documented, and shared with all internal and external stakeholders (Lease Administration, Legal, Brokers, RED, FM, CWS leadership, etc).
- Partner with Regional Office Managers (ROMs) to oversee growing flexible space portfolio (Regus, WeWork, IWG, etc)
- To produce and maintain any lease related financial information and documentation required by landlords, tenants or the Firm.
- To quickly respond to stakeholder questions / inquiries related to overall strategy and general lease provisions.
- To coordinate efficient functioning of the lease administration process.
- To ensure all vendor relationships are properly adhering to the firm’s Vendor Management requirements.
- Develop and maintain metrics based on internal and external best practices around Workplace, Planning, Transaction Management, Portfolio Management, etc.
SKILLS AND EXPERIENCE WE ARE LOOKING FOR
- 2-3 years previous experience in similar role and working knowledge of workplace planning and management, real estate, and data analysis
- Strong financial and analytical skills
- Excellent interpersonal and communication skills
- Strong organization skills
- Ability to communicate information and concepts clearly and logically, setting time specific and achievable expectations at all levels of the organization
- Good project management skills
